No returns required
HELOC Without Tax Returns
Four real programs let you skip the tax returns. All four still verify income — they just use a different document.
People search for this because a bank asked for two years of returns and the returns showed almost nothing. Fair. Here is what actually exists.
Four programs, none of which opens a return
Bank statement. Twelve or twenty-four months of deposits. The lender totals them, applies an expense factor, and that is your income. The most common answer for a business owner. Details on the bank statement HELOC page.
1099 only. If you are paid on 1099s, some programs use the 1099 totals with an expense factor and never look at your Schedule C. See 1099 income loans.
P&L only. A CPA-prepared profit and loss statement, sometimes with two or three months of statements to confirm it is plausible. The lightest documentation of the four. See P&L only loans.
Asset depletion. No income examined at all. Liquid assets divided over a term become your qualifying income. See asset depletion loans.
The thing to be clear about
None of these is a no-verification loan. All four verify your ability to repay. They just do it with a document other than a tax return.
That distinction matters because federal ability-to-repay rules apply to any loan secured by your home. Anyone advertising a HELOC on your primary residence with genuinely no income verification is either describing one of these programs badly, or selling something you should walk away from. More on that on the no income verification page.
Before you skip the returns entirely
Test the returns first. Not the number on the bottom — the number after add-backs.
Depreciation, amortisation, business use of home, one-time expenses: add those back and a return showing $40,000 of profit can support far more. Conventional pricing beats every program on this page, so it is worth twenty minutes to check before paying for flexibility you may not need.
Most banks never do this. They read line 31 and stop.
What each one costs you
| Program | Documents | Typical trade |
|---|---|---|
| Bank statement | 12–24 months of deposits | Rate above conventional, more equity required |
| 1099 only | 1–2 years of 1099s | Similar, with an expense factor applied |
| P&L only | One CPA-prepared P&L | Highest rate of the four, lightest paperwork |
| Asset depletion | Asset statements | Needs substantial liquid assets |
The pattern is consistent: the less you document, the more it costs. Any program that claims otherwise is not telling you something.

Questions people ask
Can I really get a HELOC without tax returns?
Yes. Bank statement, 1099-only, P&L-only and asset depletion programs all exist and none of them opens a tax return. They do still verify your income, using a different document.
Is this a no-income-verification loan?
No, and be careful with anyone who says it is. Federal ability-to-repay rules require a lender to verify repayment ability on your home. These programs verify it differently, not less.
What is the catch?
Price and down payment. Lighter documentation means a higher rate and more equity required. That relationship is consistent across every one of these programs.
Which one is cheapest?
Usually whichever documents the most income. For most business owners that is bank statements with a CPA letter lowering the expense factor.
