I live in Yorba Linda. When you look for a mortgage broker in Yorba Linda and find me, you're calling a neighbor who pays the same kind of property tax bill, reads the same insurance renewal letters, and knows which side of Imperial Highway your house is on before you tell me.
I've been in the mortgage business since 2002. I spent seventeen years at Chase, then left to become a broker. Now I shop 175+ lenders through West Capital Lending. That matters here more than most places, because Yorba Linda homes don't fit one bank's box. A 1960s ranch house west of Imperial Highway, a custom view home in the hills, a horse property with a barn and a newer tract with Mello-Roos all get read differently by underwriters. My job is to find the lenders that like your house.
The Land of Gracious Living, seen from an underwriter's desk
The city motto is "Land of Gracious Living," and it fits. Yorba Linda incorporated in 1967 and grew up as a place of single-family homes on generous lots, with very little apartment housing. Richard Nixon was born here in 1913, in the small farmhouse his father built. That house still stands on the grounds of the Richard Nixon Presidential Library and Museum on Yorba Linda Boulevard.
What does that history mean for a loan? Two things. First, many owners have been here a long time and carry a lot of equity. Second, the homes vary a lot, so a lender's automated value can miss badly in either direction.
West of Imperial Highway
The flatter, older part of town sits roughly west of Imperial Highway and around Yorba Linda Boulevard. Much of it is 1960s and 1970s tract housing, the classic single-story ranch. These owners often bought decades ago, sometimes refinanced once or twice, and now hold a small balance on a house worth many times what they paid. They're the people most likely to ask me about a HELOC or a reverse mortgage.
The hills, East Lake Village and Vista del Verde
Head east and uphill and the lots get bigger and the homes get newer and more custom. East Lake Village is built around a private lake with its own association. Vista del Verde, on the east side, is a newer master-planned area where some tracts carry Mello-Roos special taxes. Hillside homes here are where appraisals get interesting. Views, lot size and custom finishes don't always have close comparable sales.
Savi Ranch and the 91 edge
The southeast corner, near the 91 and Weir Canyon Road, is Savi Ranch: shopping, restaurants and a cluster of small offices. A lot of self-employed people run businesses near there. If your tax returns show a smaller income than your bank account does, that's a common story, and there are loans built for it.
Horse country
Yorba Linda still keeps a network of riding trails that runs through neighborhoods, and horse-zoned lots are part of the housing stock. Those properties can be financed. They just take a lender that's comfortable with acreage, outbuildings and fewer comps.
Fire, insurance and your loan
On November 15, 2008, the Freeway Complex Fire pushed into Yorba Linda on Santa Ana winds and destroyed well over a hundred homes here. In October 2020 the Blue Ridge Fire came through the eastern hills again.
Today the fallout shows up in the mail. Many hillside owners have been non-renewed by their carrier and moved to the California FAIR Plan. Here's the part that matters for a mortgage: no lender funds any loan without hazard insurance in place. Not a purchase, not a refinance, not a HELOC. So if you live in the hills, get the insurance quote started the same week you call me. It's the most common thing that slows down a Yorba Linda file, and it's fixable if you start early.
HELOC in Yorba Linda
Most of the Yorba Linda homeowners I talk to have a first mortgage rate they'd never give up. A HELOC lets them keep it. You leave the first loan alone and open a line of credit behind it, then draw what you need, when you need it.
Here's an illustration. Say a home is worth $1,300,000 and the first mortgage balance is $400,000. If a lender allows a combined loan-to-value of 80%, the total borrowing room is $1,040,000, which leaves up to $640,000 of potential line after the first mortgage. Your real number depends on the lender, your credit, your income and your value. (Illustration only.)
What do people here use it for? Remodeling a dated 1970s kitchen. A pool. Paying off a higher-rate car loan or credit cards. And more and more, building an ADU on one of those big lots for a parent or a grown kid. If that's you, read my ADU financing guide for Orange County before you hire an architect.
I compare traditional HELOCs across 175+ lenders, and I can also offer the West Capital Lending Digital HELOC when it fits the house. The full breakdown of how a line works is on my HELOC page.
Reverse mortgages in Yorba Linda
Yorba Linda has a lot of owners who bought in the 1970s and 1980s, raised kids in PYLUSD schools and never left. Many are house-rich and would rather not move. A reverse mortgage can turn some of that equity into cash or a line of credit without a monthly mortgage payment.
The rules are strict and worth knowing up front:
- The youngest borrower must be 62 or older, and the home must be your primary residence.
- You still pay property taxes, homeowners insurance and upkeep. Miss those and the loan can come due.
- The loan balance grows over time, because interest and fees are added to it.
- The loan is due when the last borrower leaves the home for good.
- HUD-approved counseling is required before you apply.
For 2026 the FHA HECM maximum claim amount is $1,249,125. Plenty of Yorba Linda homes are worth more than that, so I also look at jumbo reverse options from private lenders. Start with my reverse mortgage page, then read the reverse mortgage pros and cons. I'd rather you see the costs before you see my face.
Some owners want the opposite: sell the two-story in the hills and buy a single-story nearby without a new house payment. That's a HECM for Purchase, and it's one of the most useful loans almost nobody has heard of.
Buying, refinancing and investing in Yorba Linda
Families move here for the Placentia-Yorba Linda Unified School District, and move-up buyers are a big part of my work. My home purchase loans page covers conventional, FHA, VA and jumbo. Business owners around Savi Ranch should look at bank-statement loans. If rates drop below yours, a plain refinance may make sense, and if a bigger lump sum beats a line, I'll run a cash-out refinance side by side. Own a rental somewhere else? DSCR loans qualify on the rent.

Around Yorba Linda
A few details that come up on nearly every local file:
- Water: most of the city is served by the Yorba Linda Water District.
- Town Center: the redevelopment around Main Street and the old downtown has made the central flats more walkable.
- Commute: the 91 runs along the south edge, and Imperial Highway (SR-90) cuts through the middle of town.
I work all over North Orange County. Placentia sits to the west, Brea to the northwest, and Anaheim Hills just across the Santa Ana River. Over Carbon Canyon Road, I also cover Chino Hills, which is a different county with different loan limits. The full county view is on my Orange County page.

Questions people ask
My Yorba Linda carrier dropped me and I'm on the California FAIR Plan. Can I still get a HELOC?
Often, yes. Every lender needs hazard insurance in place before funding, and many will accept a FAIR Plan policy, usually alongside a difference-in-conditions policy. What they check is whether the dwelling coverage is high enough. Send me your declarations page and I'll tell you which lenders will take it.
Does Mello-Roos change how much I can borrow on a Yorba Linda home?
It can. The special tax sits on your property tax bill, and lenders count the whole bill in your debt-to-income ratio. On a newer tract that can move the answer more than people expect. I run the numbers with your actual tax bill, not a guess.
Is a Yorba Linda horse property harder to finance?
Sometimes. Big lots, barns and arenas don't always have clean comparable sales, and some lenders limit how much land value they'll count. That's a lender-by-lender question, which is exactly where shopping 175+ lenders earns its keep.
Can we meet in person?
Yes. I live in Yorba Linda, so coffee near Main Street or a kitchen-table visit is easy. Most of the paperwork happens by phone and secure upload, and signing can usually happen at your house.
