Placentia is where a lot of North Orange County families buy their second house. The first one was a condo or a starter home somewhere cheaper. Then kids showed up, and the list got specific: a yard, a third bedroom, and a spot in the Placentia-Yorba Linda Unified School District. Placentia checks those boxes without the price of the hills next door.
I'm Brian Poetschlag. I live one city over in Yorba Linda and I've been in the mortgage business since 2002. As a Placentia mortgage broker, most of my work here is helping families move up without wrecking their monthly budget. I shop 175+ lenders, so the question isn't which loan my bank sells. It's which loan fits your move.
Two kinds of Placentia houses
Drive from one end of town to the other and you'll see two housing stories.
The older ranch homes. Much of central and southern Placentia was built from the 1950s through the 1970s: single-story, three bedrooms, a two-car garage and a backyard with an orange tree if you're lucky. These are the homes first move-up buyers want. They're also the homes that need a new roof, updated electrical or a kitchen redo within a few years of closing, so plan for it.
The newer tracts. Toward the north and east, closer to Yorba Linda, you'll find larger, newer homes, some with HOAs. Dues are small line items that lenders count fully in your debt-to-income ratio, so I build them in from the first estimate.
Old Town and a city that's changing
Placentia's name means "a pleasant place," and Old Town along Santa Fe Avenue is the part that still feels like one. It's the historic core, with family restaurants, bakeries and markets that have been there for generations. The city has spent years on plans to redevelop Old Town and the area around the railroad. New housing and mixed-use projects nearby are part of why buyers are paying closer attention to this side of town.
The railroad itself changed a lot, too. The OC Bridges program built grade separations so traffic on streets like Kraemer, Placentia Avenue and Orangethorpe no longer waits on freight trains, and part of the line through town was lowered into a trench. If you remember sitting at those crossings, you know why homes near them sell differently now.
Buying your move-up home in Placentia
Move-up buyers have one advantage first-time buyers don't: equity. The trick is getting it out of the old house in time to use it on the new one. The usual paths:
- Sell first, then buy. Simplest, but you may need to rent in between.
- Buy first with a HELOC on your current home for the down payment, then pay the line off when the old house sells.
- Buy first with both payments counted. Works if your income can carry both on paper for a few months.
My home purchase loans page covers conventional, FHA, VA and jumbo. A lot of Placentia homes land near or above the conforming limit, so it's worth knowing the 2026 Orange County high-balance limit for a single-unit home is $1,249,125. Above that is jumbo territory, with its own rules.
HELOC in Placentia
Not moving? Plenty of Placentia owners bought years ago, locked a low first mortgage and just want to fix the house they have. A HELOC leaves that first loan alone and gives you a line to draw from. People here use it for the kitchen in the 1960s ranch, solar, a primary suite addition, or turning a big backyard into an ADU.
Illustration: a Placentia house worth $1,050,000 with a $500,000 first mortgage, at a lender allowing 80% combined loan-to-value, has room for a line of up to $340,000. (Illustration only.) The full mechanics are on my HELOC page.
Self-employed in Placentia
Lots of Placentia buyers run their own businesses: contractors, salon owners, small shops along Kraemer and Yorba Linda Boulevard. The problem is always the same. Your tax return shows what's left after write-offs, and that number is too small for a bank. Bank-statement loans qualify you on your deposits instead. The trade-off is usually a higher cost than a standard loan, and I'll show you exactly how much higher.
The Cal State Fullerton edge
Placentia's west side borders Cal State Fullerton, and the streets near campus have plenty of student rentals. If you want to buy one as an investment, a DSCR loan qualifies on the property's rent, not your paycheck. DSCR is business-purpose only, so it's never for a house you live in. It's a small slice of what I do in Placentia, but it comes up every fall.
Life in Placentia
Tri-City Park, shared by Placentia, Fullerton and Brea, is where half the town walks on a Saturday. Valencia and El Dorado high schools draw families from all over North OC. The 57 runs along the western edge and the 91 isn't far south, so commutes to Irvine or LA are workable. None of that shows up on a loan application, but all of it shows up in what homes here sell for.

Questions people ask
Can I buy my next Placentia home before I sell the one I'm in?
Sometimes. It depends on whether you can carry both payments on paper, or whether a lender will count the equity in your current home. A HELOC on the old house or a bridge-style loan can cover the down payment. We look at your numbers and pick the least risky order of operations.
I'm buying near Cal State Fullerton to rent to students. What loan fits?
If you won't live there, look at a DSCR loan, which qualifies on the rent instead of your income. It's for investment property only. Check the city's rules on rentals and occupancy before you count the rent.
Is Placentia in the same school district as Yorba Linda?
Most of Placentia is in the Placentia-Yorba Linda Unified School District, the same district as Yorba Linda. Confirm the assigned schools for any specific address before you write an offer.
