What the number is, and what it is not
It is the typical home value across a whole ZIP code, for the middle third of the market, smoothed so a couple of unusual sales don't swing it.
It is not your home's value. Your house has a size, a condition, a street, a view and a floor plan. Two houses in the same ZIP can differ by hundreds of thousands. Anyone who tells you a ZIP-level figure is your appraisal is selling something.
Why a mortgage broker publishes this
Because the trend changes what you should do, and most people only ever see the national headline.
If values are climbing, you may have more equity than you think, and there are ways to use it that leave your first mortgage exactly where it is.
If values are flat or falling, that is usually a better market to buy in, not a worse one. Sellers who aren't getting offers will fund a rate buydown before they will cut the price in public. Temporary buydowns.
If you bought in 2022 to 2024, you are the person this market has been hardest on. Watch your ZIP and your rate together, not just one.

Where does this data come from?
The Zillow Home Value Index, published free for public use. It's a smoothed, seasonally adjusted measure of the typical home value for the middle third of the market in each ZIP code. I refresh it monthly.
Is this what my house is worth?
No, and please don't treat it that way. It's a typical value for the whole ZIP code. Your house could be well above or well below it depending on size, condition, street and view. A real number needs an appraisal or at least a proper comparative analysis.
Why is my ZIP code missing?
Smaller and rural ZIPs often don't have enough transaction volume to publish. Try a neighbouring ZIP, or ask me and I'll pull what's available for your specific area.
Do I have to give you my email to see it?
No. The lookup is free and gives you the number immediately. If you want to know what it means for a specific loan, that's when we talk.
How often is it updated?
Monthly, when Zillow publishes. The tool shows you which month the figures are from.
