What Is Your Equity Worth?

Two numbers and you will see what you have built, where you sit on loan-to-value, and roughly how much of it you can reach.

Most equity calculators are a trade: you get a number, they get your phone number, and then you get called four times.

This one gives you the number first.

Tax rate defaults to 1.1%. Orange County tract homes often run higher once Mello-Roos is added, which is why it has its own box.

I don’t quote rates here. The rate above is an assumption you control, not an offer.

No credit pull. Not an application. I reply personally.

Illustration only, based on the figures you entered, including a rate you chose. Not a loan offer, a quote, or a commitment to lend. Principal and interest only; taxes, insurance and mortgage insurance are not included. Actual available credit depends on a full review of value, credit, income, occupancy, lien position and program guidelines. Equal Housing Lender.

What the numbers mean

Equity is simply your home's value minus what you owe against it. All liens, not just the first.

Loan-to-value is what you owe divided by what it's worth. It's the number every lender looks at first, and 80% is a cliff rather than a slope — pricing changes sharply there.

Accessible at 85% or 90% is what a second lien could typically reach, assuming the rest of your file supports it. Those ceilings are common, not guaranteed.

What this does not know

Your credit, your income, your debts, whether it's a rental, or what program fits. All four move the real answer, sometimes a long way.

That's the gap between a calculator and a quote, and it's why the button asks for a conversation rather than pretending otherwise.

Questions people ask

Does this pull my credit?

No. Nothing is pulled and nothing is sent anywhere. It runs in your browser and the numbers stay on your screen unless you choose to send them to me.

Is the accessible amount a real number?

It's a rule of thumb. 85% and 90% combined loan-to-value are common ceilings, not promises. Your real number depends on your credit, your income, the property, the lien position and the program.

What if I don't know my home's value?

Use a rough figure to start. If you want something better grounded, check what homes are doing in your ZIP first.
