Equal Housing Lender

West Capital Lending is an Equal Housing Lender. As prohibited by federal law, we do not engage in business practices that discriminate based on race, color, religion, national origin, sex, marital status, age, or any other protected characteristic.

Not a commitment to lend

Not all programs are available in all areas. Not all borrowers will qualify for all programs. Program restrictions apply. This is not an offer or extension of credit or a commitment to lend. All loan programs are subject to the specific lender's underwriting guidelines and available loan terms. Approvals may be subject to appraisals and other documentation requirements. Please contact our office to determine eligibility.

Nothing on this website is a commitment to lend, a loan approval, or a rate lock. All loans are subject to credit approval, underwriting guidelines, verification of income and assets where required, property eligibility and valuation, and program availability. Programs, terms and availability vary by state and change without notice. This website does not quote interest rates. Any rate you receive from me will come with its APR and the assumptions behind it.

Tools and illustrations

The Equity Snapshot, the HELOC payment calculator and any example on this site are illustrations based on the numbers you enter or the assumptions stated. They are not offers, quotes, or guarantees of terms.

Home equity lines of credit

A HELOC is secured by your home. Most HELOCs have a draw period followed by a repayment period, and the payment can rise when the repayment period begins. Rates may be variable and can increase. Some lines, including the West Capital Lending Digital HELOC, fix the rate on each draw, and a later draw may carry a different fixed rate than an earlier one. Failure to repay can result in the loss of your home.

West Capital Lending Digital HELOC

The West Capital Lending Digital HELOC is offered by West Capital Lending, Inc. (NMLS #1566096). Funding in as little as 5 days assumes the loan closes with a remote online notary; properties in counties that don't permit electronic recording, or that require an in-person closing, can take longer. Appraisal, income, employment and other documentation may be required depending on the property and application. Not all programs are available in all areas, and not all borrowers will qualify.

Debt consolidation

Consolidating debt into a mortgage or home equity line secures that debt against your home and may increase the total interest you pay over the life of the loan. Lower monthly payments can come from a longer term, not a lower cost.

Reverse mortgages

Borrowers must be 62 or older, occupy the home as their primary residence, and remain responsible for property taxes, homeowners insurance, HOA dues where applicable, and property maintenance. The loan balance grows over time. The loan becomes due and payable when the last surviving borrower dies, sells the home, or permanently moves out, or if the loan terms are not met. HUD-approved counseling is required before applying for a HECM. A reverse mortgage is not a government benefit. HECMs are insured by the Federal Housing Administration; this site is not affiliated with or endorsed by HUD, FHA or any government agency.

Investment property and DSCR loans

DSCR and other investor loans are business-purpose loans for non-owner-occupied investment property only. They are not available for a home you live in.

Non-QM loans (bank-statement, P&L, DSCR)

Non-qualified mortgage programs may carry higher rates, fees or down payment requirements than conventional or government loans.

Texas consumer complaint notice

Consumers wishing to file a complaint against a company or a residential mortgage loan originator should complete and send a complaint form to the Texas Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, Texas 78705. Complaint forms and instructions may be obtained from the department's website at www.sml.texas.gov. A toll-free consumer hotline is available at 1-877-276-5550.
