What I do
I'm a mortgage broker. That means I don't work for one lender — I compare more than 175 of them and bring you the one that fits.
Most people come to me for one of four things:
- Using home equity without giving up a low first mortgage. A HELOC, a home equity agreement, or a cash-out refinance. I put them side by side so you can see which one actually costs less.
- Buying a home, including the self-employed buyers banks keep declining. See home purchase loans.
- Rental property, priced on what the property rents for instead of your tax returns. See DSCR loans.
- Being 62 or older and wanting to stay put. See reverse mortgages.
If your current loan is already the better deal, I'll tell you that and you keep it. That happens more than you'd think.
Who I am
I've been in the mortgage business since 2002.
Seventeen of those years were on the bank side — eleven of them at JPMorgan Chase, where I spent eight years taking applications as a Senior Home Lending Advisor and three running one of the top home lending teams in Southern California. I left as a bank vice president in November 2024.
I left because of what I couldn't do there. A bank sells its own products at its own prices. When someone didn't fit the shelf, the answer was no — even when I knew twenty other lenders would have said yes. I watched buyers lose houses they should have closed on and homeowners sit on equity they couldn't reach.
I'm also a cancer survivor. That shortened my patience for work I didn't believe in.
In April 2025 I joined West Capital Lending as a broker and went from one lender to more than 175. Now I shop the whole market instead of hoping one product fits.
Off the clock
I live in Yorba Linda. I'm a girl dad, so a lot of my weekends happen in a gym watching volleyball. I build things in my garage, because woodworking is the one place nobody asks me about interest rates. And I drive a 1966 Chevelle that is not fast by any modern standard and was built properly anyway.
