For move-up buyers
Buy Before You Sell
Make a clean offer on the next house without waiting for yours to sell, and without carrying two mortgages on hope.
You have equity and a low rate on a house that no longer fits. The problem is not money. The problem is sequence.
Sell first and you are homeless, or renting, or moving twice. Buy first and you are carrying two payments. Make a contingent offer and a listing agent in Yorba Linda puts it under three cleaner ones.
Buy-before-you-sell programs exist to break that loop.
How it works
- A provider guarantees a price on your current home. They commit, in writing, to buy it at an agreed figure if it does not sell on the open market.
- That guarantee removes your sale contingency. You now make a non-contingent offer on the next house.
- You buy, and you move. Some versions include a bridge loan so your existing equity is available for the down payment before the old house closes.
- Your old home goes on the market. If it sells above the guaranteed price, you generally keep the upside. If it does not sell, the provider buys it at the guaranteed number.
The provider is taking the risk that your house is worth what they said. You are paying for that.
Why it works so well in North Orange County
Good homes in Yorba Linda, Placentia, Brea and Fullerton still draw multiple offers. When a listing agent stacks them up, the first question is not price. It is: which of these will actually close?
A contingent offer has a house-shaped hole in it. Yours does not.
The second reason is specific to this market: a lot of North OC move-up buyers are sitting on a rate in the 3s. They are not moving because the math on the next house frightens them, and then they never even test whether it works. Making the sequence solvable is often the thing that unsticks the decision, not the rate.
What it costs, honestly
There is a fee, and it is not small. You are buying certainty.
Compare it against the real alternatives, not against a fantasy:
- A contingent offer that loses the house you wanted, and the next one, and the one after.
- Selling first, then renting for four months. Two moves, storage, a lease, and buying back into a market that did not wait for you.
- Two mortgages while you hope, with no floor under the sale price.
Sometimes the fee is clearly worth it. Sometimes your house is so obviously sellable that it is not, and I will tell you that.
What the lender requires
A signed agreement from the program provider, setting out all terms and eligibility, before the loan can move. If the program also provides a bridge loan, that documentation is required too.
Practical consequence: start this before you write an offer. Not after your offer is accepted. The program is part of the approval, not a bolt-on.
This is not the investor bridge loan
Worth stating clearly, because the names get used interchangeably.
Most bridge lending is business-purpose only. Borrowers sign an affidavit and are prohibited from occupying the property at any point during the loan term. That is not this. Investor bridge loans is a different page for a different purpose.
Also worth checking first
Before you assume you need a program at all:
- Can you qualify for both payments? Some people can, and then this is unnecessary. We should test that first.
- Can a second lien on your current home fund the down payment? Sometimes it can, and you keep your low first mortgage in place until the sale. HELOCs.
- Is your current loan assumable? If it is a VA loan, a qualified buyer may be able to take over your rate, which makes your house dramatically easier to sell. VA loans.
I would rather find you the cheaper answer than sell you the fancy one.

Questions people ask
How is this different from a bridge loan?
Most bridge loans sold to investors are business-purpose only, which means you are not allowed to live in the property. A buy-before-you-sell program is built for owner-occupants. Some versions also include a bridge loan component, but the structure is designed around you moving in.
What is a guaranteed buyout?
A program provider agrees in advance to buy your current home at a set price if it does not sell on the open market. That guarantee is what lets you make an offer on the next house without a sale contingency. If your home sells for more than the guaranteed price on the open market, you generally keep the difference.
Does this cost more than a normal move?
Yes. You are paying for certainty and for someone else to carry the risk. Program fees vary. The fair comparison is not against a perfect sale, it is against what you lose by making a contingent offer in a competitive market, or by selling first and renting for four months.
Will my offer really be treated like cash?
It will be treated as non-contingent, which is the part listing agents actually care about. In North Orange County, a strong non-contingent offer regularly beats a higher contingent one.
What documents does the lender need for the program?
A signed agreement from the program provider setting out all terms and eligibility. That is a hard requirement, so start the program conversation before you write an offer, not after.
