Mortgage Broker in Orange County
A bank or credit union can offer you one lender's loans. I compare 175+ lenders and show you the side-by-side. That's the whole idea.

Orange County is full of people sitting on a lot of equity. Plenty of owners bought decades ago, refinanced when rates were low, and haven't touched the mortgage since. Now they have a small balance, a low rate, and a house worth several times what they paid. The question isn't whether they have options. It's which lender's version of those options fits you.
I'm Brian Poetschlag, a mortgage broker at West Capital Lending. I've been in the mortgage business since 2002, and I live in Yorba Linda. I spent seventeen years inside JPMorgan Chase before I became a broker. Banker turned broker is the short version. The longer version is on my about page.
Why an independent mortgage broker in Orange County
When I worked at a bank, I could offer one set of products at one set of prices. If you didn't fit, the answer was no, even when I knew another lender would have said yes.
Now I work with 175+ lenders. That changes three things for you.
- You see the side-by-side. Same loan amount, several lenders, with the fees and APR on each. You decide.
- Hard files get a real shot. Self-employed income, a rental portfolio, a jumbo loan in Villa Park, an older house with quirks. One lender's no is not the market's no.
- I'll tell you when to stay put. If your current loan or your bank's offer already wins, keep it. That's fifteen minutes well spent, not a lost sale.
I'm licensed in 32 states, so I also help clients well outside California. The full list is on my licensing page.
Orange County home loans: the county-level facts
A few numbers shape almost every loan here.
- Conforming high-balance limit: $1,249,125 for a one-unit home in 2026. Below that, you're in conforming territory. Above it, you're in jumbo.
- HECM limit: $1,249,125 for 2026. That's the most home value a standard FHA reverse mortgage will count. For homes worth more, a proprietary (jumbo) reverse mortgage may use more of the value.
- Neighboring counties are different. San Bernardino County (Chino Hills) and Riverside County (Corona) use the $832,750 baseline limit. The same loan can be conforming in Brea and jumbo in Corona.
Credit unions dominate HELOCs. Each offers one.
If you search for an Orange County HELOC, you'll mostly find credit unions. They're a fine place to start. But each one offers its own HELOC, with its own maximum combined loan-to-value, its own draw period and its own pricing. You can't compare them without applying at each one.
That's where a broker earns the call. I compare HELOC lines across my lenders and show you what's available on your house in one conversation. Every 1 percentage point on $100,000 is about $83 a month in interest, so the spread is real money. More on the HELOC page.
Cities I serve
Most of my clients live within a short drive of Yorba Linda. Each city has its own angle, so each has its own page.
- Yorba Linda. Home. Hillside homes, fire-zone insurance questions, and a lot of long-time owners with big equity.
- Anaheim Hills. Long-held hillside homes from the 1970s through the 1990s, and the 91/241 commute.
- Placentia. Old Town Placentia, older ranch homes next to newer tracts, and a lot of first move-up buyers.
- Brea. Downtown Brea on Birch Street, newer master-planned tracts with Mello-Roos, and Carbon Canyon fire exposure.
- Fullerton. Rentals near Cal State Fullerton, historic homes, and the Metrolink station.
- Orange and Villa Park. Old Towne's historic district, Chapman rentals, horse property, and Villa Park jumbo loans.
- Chino Hills. Over Carbon Canyon into San Bernardino County, with lower loan limits and Mello-Roos.
- Corona. Riverside County, the 91 commute, first-time buyers leaving OC, and investors.
What I do for Orange County homeowners and buyers
The loans I place most often:
- Home equity. A HELOC to keep your low first mortgage, the West Capital Lending Digital HELOC for a fast online option, or a cash-out refinance when replacing the first mortgage makes more sense.
- Buying. Home purchase loans from first-time FHA to jumbo, and bank-statement loans for the self-employed.
- Refinancing. A rate-and-term refinance to drop PMI, get out of an ARM or shorten the term.
- Owners 62 and older. A reverse mortgage to stay in place or right-size.
- Investors. DSCR loans that qualify a rental on its rent.
The West Capital Lending Digital HELOC is an online application with a soft credit pull to see your offer, which doesn't affect your score. No appraisal required, and funds in as little as 5 days. Lines go up to $750,000, and each draw carries a fixed rate.

How it works
Tell me what you want the house to do. Buy it, pull equity out of it, lower the payment, or free up retirement cash. I'll ask for a few numbers, compare lenders, and show you the options on one page. If one of them wins, we move. If nothing beats what you have, I'll say so.
Most first calls take about fifteen minutes. Have a rough idea of your home's value, your current balance, and what you want the money or the move to do. That's enough for me to tell you whether it's worth a closer look, and which of my lenders I'd start with.
Questions people ask
What's the difference between a mortgage broker and a bank in Orange County?
A bank lends its own money on its own products at its own prices. A broker works with many lenders and shops your loan across them. I compare 175+ lenders, show you the options side by side with the APR on each, and you pick. If your bank's offer is better, I'll tell you.
What are the 2026 loan limits in Orange County?
For a one-unit home, Orange County's 2026 high-balance conforming limit is $1,249,125. Loans above that are jumbo loans. The 2026 FHA reverse mortgage (HECM) limit is also $1,249,125.
Do you only work in Orange County?
No. I live in Yorba Linda and most of my clients are in North Orange County and the nearby Inland Empire, but I'm licensed in 32 states. The list is on my licensing page.
Does it cost more to use a mortgage broker?
Not necessarily. Brokers are paid either by the lender or by you, and it's disclosed on your Loan Estimate. Because I can shop wholesale pricing across many lenders, the total cost can be competitive with going direct. Compare the Loan Estimates and decide.
