Stand in the Plaza in Old Towne Orange on a Saturday and you'll see the city's whole housing story within a few blocks. Antique shops and restaurants around the fountain. Chapman University students cutting through on their way to class. And behind Glassell and Chapman, street after street of bungalows, Victorians and Craftsman homes that have been lived in for a hundred years or more.
Drive east and the story changes again. Up past Cannon Street and into the hills, lots get bigger, there are horse trails, and then you're in Villa Park, a small city with some of the highest home values in North Orange County.
I'm Brian Poetschlag, a mortgage broker at West Capital Lending. I live in Yorba Linda, about fifteen minutes up the 55 and 91, and I've been in the business since 2002. If you're looking for a mortgage broker in Orange CA, here's how I think about the city.
Old Towne: historic homes, real paperwork
Old Towne Orange is one of the largest historic districts on the National Register in California. The city has design standards for what you can change on the outside of a contributing home, and it offers Mills Act contracts that can lower a qualifying owner's property tax in exchange for preserving the house.
That's great for the neighborhood. It also creates a few lending wrinkles I want to catch early:
- Appraisals. Comparable sales inside the district are the right comps, and there aren't always many. A good appraisal needs someone who knows the area.
- Condition. A century-old house can still have knob-and-tube wiring, original plumbing, or a foundation that needs work. Some lenders make those repair conditions. Some are more flexible.
- Additions. A rear addition or a converted garage that was never permitted can stall a file. Tell me about it first.
- Mills Act. The contract is recorded against the property. A lower tax bill helps your debt-to-income ratio, and the preservation duties go with the home to the next owner.
None of this should stop you from buying or borrowing against an Old Towne home. It just means the lender matters more. I've sat inside a bank and watched a file die over a condition another lender would have waved through. As a broker, I get to pick the lender that fits the house.
Chapman University and the rental side
Chapman sits right in Old Towne, and a lot of students live in the houses around it. For investors, that means steady demand. It also means neighbors who care about parking, noise and occupancy. The city has taken an interest in how those rentals are run, so read the current rules before you buy.
If you're buying a rental and don't plan to live there, a DSCR loan qualifies the house on its rent instead of your tax returns. It's a business-purpose loan for investment property only.
HELOC in Orange CA
Plenty of homeowners in Orange have owned for twenty years or more. The first mortgage is small, the rate is low, and the house has grown into a lot of equity. A HELOC lets you borrow against that equity without touching the first mortgage.
What I see it used for in Orange:
- Foundation, electrical or roof work on an older home.
- An ADU on a larger lot in the eastern part of the city.
- Paying off higher-cost debt with one line.
- Helping a kid with a down payment.
Some numbers to keep in mind. Every 1 percentage point on $100,000 is about $83 a month in interest. On a $200,000 line, that's roughly $166 a month for one point. That spread is why comparing lenders is worth fifteen minutes. See my Orange County HELOC page for how a line works, the draw period, and how I compare offers.
Orange Park Acres: room for horses
Orange Park Acres, on the eastern edge of the city, is known for large lots, horse property and equestrian trails. Part of the area sits inside the City of Orange and part is unincorporated county land.
Horse property can confuse a lender. Barns, arenas, corrals and oversized acreage can push an appraisal outside what some lenders consider a typical residence. Others lend on it all the time. If your property has outbuildings, tell me at the start and I'll steer the file to a lender that's comfortable with it.
Villa Park mortgage broker: when the numbers get big
Villa Park is a small, almost entirely residential city surrounded by Orange. It's mostly large custom homes on big lots. That puts a lot of Villa Park loans in a different category.
- Purchases and refinances. Orange County's 2026 high-balance conforming limit for a single-family home is $1,249,125. In Villa Park, loan amounts often go past that, which makes it a jumbo loan. Jumbo lenders differ on down payment, reserves and how they count bonus, RSU or business income. See home purchase loans.
- HELOCs. A jumbo HELOC comes from a smaller group of lenders. Line sizes and how much of the value they'll lend against vary widely.
- Reverse mortgages. A standard HECM only counts home value up to $1,249,125 in 2026. On a home worth much more, a proprietary (jumbo) reverse mortgage may give an owner 62 or older access to more of that equity. You must live in the home, keep paying taxes, insurance and upkeep, and complete HUD-approved counseling. The loan balance grows over time, and it comes due when the last borrower leaves the home.
If you've been told no by a bank on a Villa Park file, ask me to look. A bank has one jumbo shelf. I have 175+ lenders.
Right in the middle of the freeways
Orange sits where the 5, 22, 55 and 57 all meet or pass through. The 5/22/57 interchange is known locally as the Orange Crush. That access is part of why the city draws commuters heading to Irvine, Anaheim and Los Angeles, and part of why homes near the freeway corridors sell quickly. For buyers, it means competition, so a fully underwritten approval before you shop is worth having.
Every loan I offer, for Orange and Villa Park
Old Towne owners tend to start with a HELOC. Villa Park families often need a jumbo purchase or jumbo HELOC. Retired owners on both sides of the line ask about reverse mortgages. Here's everything I do.

Questions people ask
Is it harder to finance a historic home in Old Towne Orange?
Not harder, but different. The appraiser will look closely at condition, and older systems like original wiring or an unbolted foundation can turn into repair conditions. Some lenders are more flexible about that than others, which is where a broker helps.
My Villa Park home is worth more than the loan limit. Can I still get a HELOC?
Yes. Loan limits apply to conforming first mortgages, not to how much your home is worth. Jumbo HELOCs are available from a smaller set of lenders, and the maximum line and combined loan-to-value vary a lot between them. I compare them for you.
Can I use a reverse mortgage on a Villa Park home worth well over $1.25 million?
You can. A standard FHA reverse mortgage (HECM) only counts value up to $1,249,125 in 2026. Proprietary, or jumbo, reverse mortgages can use more of a higher-value home. You must be 62 or older, live in the home, keep up taxes, insurance and upkeep, and complete HUD-approved counseling.
Can I buy a house near Chapman University to rent to students?
If you won't live in it, a DSCR loan qualifies the property on its rent. Check the city's current rules on rentals and occupancy near campus before you make an offer.
