Hillside homes, big equity
Mortgage Broker for Anaheim Hills Homeowners
You bought the view years ago. The kitchen still looks like it. Let's figure out the cheapest way to fix that.

Anaheim Hills doesn't have a mortgage problem. It has a remodel problem. A big share of the homes up here went in between the 1970s and the 1990s, and plenty of the original buyers never left. They're sitting on real equity and a first mortgage rate they'd rather keep. What they don't have is a kitchen from this century.
That's where I come in. I'm Brian Poetschlag, a mortgage broker with West Capital Lending, in the business since 2002. I live over the river in Yorba Linda, so Anaheim Hills is close to home for me. I shop 175+ lenders to find the cheapest way to get cash out of a hillside house, and sometimes the answer is to leave your loans alone.
First, the part people forget: it's Anaheim
Anaheim Hills feels like its own town, but it's a neighborhood of the City of Anaheim. That shows up in a few places that affect a loan or a project:
- Utilities. Electric and water come from Anaheim Public Utilities, not Southern California Edison. If you're adding an ADU or a big electrical upgrade, that's who you'll be talking to about service.
- Permits and ADUs. Anaheim runs its own building and ADU rules. I don't draw plans, but I do know lenders want a real bid and, for bigger projects, a permit path before they size a loan.
- Short-term rentals. Anaheim regulates vacation rentals closely. If your plan is to rent a casita on Airbnb to cover the payment, check the city's rules before you count that income.
- Schools. Depending on your street, your kids may be in Orange Unified or Placentia-Yorba Linda Unified. Buyers care, so it affects value.
Fire, hills and the insurance question
Anaheim Hills has been through it. The 2008 Freeway Complex Fire burned into the eastern hills, and in October 2017 the Canyon Fire 2 started near the 91 and the 241 and destroyed homes in Anaheim Hills and neighboring Orange.
Since then, a lot of owners on canyon-facing streets have been dropped by their carrier. Some ended up on the California FAIR Plan. Here's how that touches your loan: every lender needs proof of hazard insurance with enough dwelling coverage before it funds. If your coverage was set years ago, it may be too low for today's rebuild cost, and the lender will catch it. Pull your declarations page before we start.
HELOC in Anaheim Hills
For most homeowners here, the HELOC is the right tool. You keep the first mortgage and open a line behind it. Draw for the kitchen now, the windows next year, the backyard after that. You pay interest only on what you've used.
A quick illustration. A view home worth $1,400,000 with a $350,000 first mortgage, at a lender that allows 80% combined loan-to-value, has room for a line of up to $770,000. (Illustration only. Your number depends on value, credit and income.) Nobody needs all of that for a remodel. The point is that the room is there, and you don't have to touch your first loan to use it.
I compare traditional lines from many lenders, and I can offer the West Capital Lending Digital HELOC too. The details of how a line works are on my HELOC page.
When a cash-out refinance wins instead
Not always the HELOC. If your first mortgage rate is already high, or the balance is small, rolling everything into one new loan can cost less over time. A cash-out refinance also gives you one fixed payment instead of a line that moves. One catch up here: the 2026 Orange County high-balance limit for a single-unit home is $1,249,125. A cash-out on a larger view home can push the new loan past that and into jumbo rules, with their own reserve and credit requirements. I lay the two options next to each other with your numbers. If you want to see the reasoning first, my guide on HELOC vs cash-out refinance walks through it.
Remodel math for a 1980s view home
A few patterns I see on these projects:
- Budget for the hill. Retaining walls, drainage and access for equipment on a slope add cost that flat-lot bids don't. Pad your number.
- Draw as you go. With a line, you're not paying interest on money sitting in a contractor's escrow.
- Don't over-improve the street. A $300,000 kitchen in a house where the street tops out at a certain price may not come back at sale. A good agent can tell you where that ceiling is.
- Keep the paperwork. Permits and receipts help at resale and at your next appraisal.
Getting around, and what's nearby
Most of my Anaheim Hills clients commute on the 91, and some take the 241 toll road south. Weekends here mean Oak Canyon Nature Center, a round at Anaheim Hills Golf Course, or a hike out of Deer Canyon Park in the East Hills. It's a quiet, settled place, which is exactly why so many people stayed long enough to build this much equity.
If you're shopping for a house up here instead of remodeling one, my home purchase loans page covers the options. Every loan I offer is below.
Anaheim Hills borders Yorba Linda across the river and runs into the City of Orange to the south. Placentia is a short drive north. The county picture is on my Orange County page.

Questions people ask
Is Anaheim Hills its own city for loan and permit purposes?
No. Anaheim Hills is part of the City of Anaheim. Your title, your permits and your utilities run through Anaheim, and your county is Orange County, so OC loan limits apply.
Will a lender count my view when it appraises my Anaheim Hills home?
The appraiser will, if there are sales that show it. View lots up here can be hard to compare, so I pick lenders and, when it helps, a product that doesn't lean on a full appraisal. We look at recent sales on your street before we apply.
My insurer non-renewed me after the Canyon Fire 2 years. Does that block a loan?
Not by itself. The loan needs hazard insurance in place at closing, and many lenders accept a California FAIR Plan policy paired with a wraparound policy. Start the insurance shopping early so it doesn't hold up the file.
Can I use a HELOC to build an ADU in Anaheim Hills?
Often, yes. Anaheim has its own ADU and permit process, and hillside lots can add grading and access costs. Get a realistic bid first, then we size the line to it.
