Which Loan Is Right for You?

Four taps. You will see the program that most likely fits, why, and the two worth comparing it against. Nothing is sent and no email is required.

Most people spend a week reading about the wrong loan.

Four questions gets you to roughly the right one, and tells you what to compare it against.

  1. 1What are you doing?
  2. 2How do you get paid?
  3. 3Roughly, your credit?
  4. 4Money down, or equity you keep?

Why this is only a starting point

Four answers can't see your debt-to-income ratio, your reserves, how long you plan to keep the house, whether the property is a condo the lender considers non-warrantable, or whether you are about to change jobs.

Any one of those can move the answer. That's the difference between a tool and a broker.

The ones this cannot route

  • A foreclosure with a clock on it
  • A trust, an estate, or a probate sale
  • A foreign national or an ITIN borrower
  • A 1031 exchange
  • Self-employed with several entities and a complicated return
  • Anything where speed is the actual constraint

Those are the files worth a phone call, and they're the ones I like most.

Questions people ask

Is this an approval?

No. It's a starting point based on four answers. A real recommendation needs your income, your debts, the property, your reserves and your goals. What it does do is stop you researching the wrong product for a week.

Do I have to give you my email?

No. The answer appears on screen. You decide what to do next.

What if none of the options fit me?

Then call me. Four questions can't cover a foreclosure timeline, a trust, a foreign national, a 1031 exchange or a self-employed borrower with three entities. Those are the files I like most.
