An honest answer

HELOC Without Income Verification

On the home you live in, the answer is no — and here is why. On an investment property, the answer is yes.

This gets advertised a lot and explained honestly almost never. Here is the straight version.

On the home you live in: no

The federal ability-to-repay rule requires a lender to make a reasonable, good-faith determination that you can repay a loan secured by your dwelling. That rule came out of the 2008 crash, and it applies to HELOCs on your primary residence.

A lender cannot simply take your word for your income and write the line. If someone offers to, they are either describing a program badly or doing something you do not want to be part of.

What the ads actually mean

Nearly always, one of these four:

All four verify income. None opens a tax return. That is a real and useful difference, and it is not the same as no verification.

One question sorts the honest from the rest: "Which specific document will you use to verify my income?" A straight answer names one. A vague answer means they either do not know or are about to verify it anyway.

The one case where it is genuinely true

Investment property.

A DSCR line of credit or loan qualifies on the property's rent divided by its payment. Your personal income is never examined, because nothing about you is being tested. There is no income to verify.

Ability-to-repay rules govern consumer credit secured by your home. Business-purpose investment lending sits outside them, which is exactly why DSCR exists in the shape it does.

So if what you actually wanted was "a line without my income in it", and the property is a rental, that is your answer and it is completely legitimate.

If you have assets and no income

Asset depletion is the closest thing on an owner-occupied property. The lender divides your liquid assets over a term — often 240 or 360 months — and treats the result as income. You never withdraw a penny. Retirees and people who sold a business use this constantly.

The divisor varies by lender and changes the answer enormously, which is a good reason not to take the first one you are offered.

What to do

Tell me how you are actually paid, or whether the property is a rental, and I will tell you which of these applies. That costs nothing and pulls no credit.

Questions people ask

Do no-income-verification HELOCs exist?

Not on your primary residence. The federal ability-to-repay rule requires a lender to verify you can repay a loan secured by your home. On an investment property the rules are different and income genuinely is not checked.

What about sites advertising them?

Almost always they mean a bank statement, 1099, P&L-only or asset depletion program. Income is still verified, using a different document. Ask which specific document they will use.

Is there any loan with no income check at all?

Yes, on investment property. A DSCR line qualifies on the property's rent. There is nothing about you being tested, so there is no income to verify.

What if I have assets but no income?

Asset depletion. Your liquid assets are divided over a term and the result becomes qualifying income. No job required.
