When the line gets cut
When a Lender Freezes or Cuts Your HELOC
A HELOC is a line, not a guarantee. Lenders can suspend or reduce it, and there are specific rules about when. Here is what happens and what you can do.
People discover this at the worst possible moment: mid-project, going to draw, and the money is not there.
A HELOC is a line of credit, not a guarantee of funds. Under federal rules the lender can suspend or reduce it in specific circumstances.
The legal grounds
The main ones:
Property value falls significantly. The most common trigger. If the value drops enough that your available equity no longer supports the line, they can cut it.
Your financial circumstances materially decline. Job loss, a large drop in income, or a credit event.
Default on any material obligation in the agreement, including at other lenders in some cases.
You are already in default on the line itself.
Regulatory reasons that prevent the lender charging the agreed rate.
Notice that two of these have nothing to do with your payment history. People who have never missed a payment get frozen, and it feels arbitrary. It is not — it is the value test.
What the lender must do
Written notice within three business days of the freeze or reduction, stating the specific reason and how to ask for reinstatement.
If you did not get that notice, say so. It matters.
Getting it back
You have the right to request reinstatement, and the lender must investigate.
The most effective single move is a current appraisal showing the value held. If the freeze was triggered by an automated valuation — and it usually is — a real appraiser walking the property frequently produces a higher number. You normally pay for it, and it is often the cheapest way to recover a large line.
If the trigger was income, documentation that the situation has recovered does the same job.
The credit score side effect
A reduced limit raises your utilisation ratio on that account. If you owed $40,000 on a $100,000 line, you were at 40%. Cut the line to $50,000 and you are at 80% overnight — on the same balance.
That can drop your score materially through no fault of yours, and it can affect anything else you were about to apply for. Worth knowing before you go shopping for a mortgage.
Your options if it stays frozen
Get it reinstated with a current appraisal or updated income documents.
Replace it elsewhere. Another lender may well write the line at the same value, particularly one using a full appraisal rather than an automated model. I shop 175+ of them.
Switch product. If the value genuinely fell, a home equity agreement takes a share of future value instead of lending against today's, and it has no monthly payment and far lower credit requirements.
Refinance the first mortgage if your rate is close to today's and it makes arithmetic sense. Usually it does not if you locked a low rate — the comparison is here.
The unglamorous prevention
Draw what you need when you are approved, rather than leaving a large unused line sitting there as a plan. Unused availability is exactly what gets cut, and it gets cut when markets wobble — which is precisely when you wanted it.

Questions people ask
Can a lender freeze my HELOC if I have never missed a payment?
Yes. A significant drop in property value is grounds on its own, and so is a material decline in your financial circumstances. Payment history is not the only test.
Do they have to tell me?
Yes. You must get written notice within three business days of the action, stating the reason and how to request reinstatement.
Can I get it reinstated?
Often. You have the right to request it, and the lender must investigate. A current appraisal showing the value held is the most effective single response.
Does a freeze hurt my credit score?
It can. A reduced limit raises your utilisation ratio on that account, and that can lower your score even though you did nothing wrong.
