Agent introductions

The Right Agent, Personally Introduced

I don't sell your name to whoever pays the most. I introduce you to someone I've actually closed deals with, and I tell you why it's the right fit.

Most "find an agent" buttons online sell your phone number. You fill in a form, and within four minutes three strangers are calling you, because they each paid for the privilege.

That is not this.

What you actually get

I've spent since 2002 in this business, and I've closed loans alongside a lot of agents. I know which of them return calls on a Sunday, which ones write an offer that a listing agent takes seriously, and which ones go quiet when a deal gets hard.

When I introduce you to someone, I'm putting my own name behind it. That's the only thing that makes a referral worth anything.

  • An agent I have personally worked with, not a name from a directory
  • A real reason why them, in writing, not just a phone number
  • One introduction, not four agents racing to call you first
  • Someone used to buyers, sellers or investors, depending on which you are
  • The loan and the agent working off the same timeline instead of blaming each other

Why I do this at all

Because a bad agent costs you more than a bad rate.

A quarter point on an Orange County loan is real money. Losing three houses because your offer was written badly, or overpaying by forty thousand because nobody pushed back, is far more. I'd rather you have the right person next to you, because a deal that closes cleanly is good for both of us.

The part the law requires me to say

Real estate agents and lenders cannot pay each other for referrals. That's RESPA Section 8, and it exists because paid referrals corrupt exactly this kind of introduction.

So nobody pays me, and I don't pay anybody. If someone offers you a "free agent match" and the agents in it paid to be there, you are the product.

Where I know people well

North Orange County, by name: Yorba Linda, Placentia, Brea, Fullerton, Anaheim Hills, Orange, and over the hill into Chino Hills and Corona.

Outside that, I'm licensed in 32 states and I have connections in other markets, but I'll be straight with you about how well I actually know someone before I put you together. A lukewarm introduction is worse than no introduction.

What happens next

  1. You fill in the form below. Takes a minute.
  2. I read it and pick someone specific, not the next name on a list.
  3. You hear from me, usually within a day, with a name and why.
  4. You decide. If you don't like the fit, tell me and I'll find someone else.

No obligation at any point, including to use me for the loan.

Request an introductionTell me what you need. I’ll come back with a name and why it’s the right one, usually within a day.

No cost to you, and no obligation. I am not a real estate agent and I do not represent you in a purchase or sale; I introduce you to a licensed agent who does.

Questions people ask

Does this cost me anything?

No. There is no fee to you for the introduction, and no obligation to use the agent, or me, for anything.

Are you paid for the referral?

Real estate agents and lenders cannot pay each other for referrals. RESPA Section 8 makes that illegal, and I will not do it. What I get is simpler: when the agent does a good job, the loan closes, and both of us look good to you.

What if I already have an agent?

Then keep them. Good agents are worth keeping. I'll work alongside whoever you choose, and I'll say so honestly if I think the file needs something they haven't raised.

Do you only know agents in Orange County?

North Orange County is where I know people personally, by name and by track record. I'm licensed in 32 states and I have connections in other markets, but I'll tell you plainly how well I know someone before I introduce you. A weak introduction is worse than none.

What do you need from me?

What you're trying to do, roughly where, roughly what price, and when. That's enough for me to pick the right person rather than the nearest one.
