Capital with no lien on your property

Unsecured Business Funding

Up to $500,000 with no collateral and no lien on any property. Useful when you need a rehab reserve, a contractor deposit, or working capital without touching your real estate.

Sometimes the problem is not the property. It is that every dollar you have is already inside one.

Unsecured business funding solves a different shape of problem than a mortgage. No appraisal, no lien, no property to underwrite. It is qualified on you and released as cash.

Read the credit requirement carefully

It says all three bureaus, not the middle score.

Most mortgage lending uses your middle score and throws out the high and the low. These programs do not. One weak bureau, often from an old collection or a reporting error on a single file, stops the whole thing.

If you are close, pull all three first. Fixing one bureau is sometimes a two-week job, and it is worth doing before you apply.

The line that matters most for investors

The card program reports only to the business.

That keeps the balance off your personal credit report, which means it does not land in the debt-to-income ratio a mortgage underwriter uses on your next purchase.

This is the exact opposite of what happens with some investor mortgages. A rental loan closed in an LLC can still appear on your personal credit and count against your ratio. Real estate investor loans covers that trap.

So the order of operations matters. If you have a purchase coming, we should map what hits your personal credit and what does not, before you draw on anything.

Where this fits

Rehab reserve. Lenders want to see reserves you are not allowed to fund from the loan itself. This is cash that counts.

Contractor deposits and draw gaps. Draw schedules pay in arrears. Something has to cover the middle.

Keeping a property clean. No lien means nothing to subordinate later, and nothing complicating the title when you refinance.

Working capital for a real business. It does not have to be a real estate play at all.

Where it does not fit

As a down payment on a mortgage. Most mortgage programs require sourced and seasoned funds, and borrowed money usually fails that test. Do not assume you can do this. Ask first.

When the rate is the point. 9% to 15% is priced for having no collateral behind it. If you have equity and the timeline allows, a second lien against a property is normally cheaper. HELOCs.

As a substitute for a deal that does not work. Borrowing to rescue thin margins is how investors get hurt.

The honest caveats

  • The card's 0% window is promotional. It ends. Know the date and have a plan for the balance before it does.
  • Both programs lean on your personal credit, and the term loan on your personal tax returns. A strong business does not rescue a weak personal profile here.
  • "Stated income" on the card program means less paperwork, not less responsibility. You still have to pay it back.
  • These are business-purpose products. They are not for personal or household use.

Questions people ask

Do I need collateral or a lien on my property?

No. That is the whole point. Neither program takes assets, collateral or a lien on real estate. Your properties stay clean, which matters if you are planning a purchase or refinance.

How long does my business need to have existed?

There is no minimum time in business on either program. The card program does require an established business entity. The term loan does not.

What credit score do I need?

680 or better at all three bureaus for the term loan. 700 or better at all three for the card program. Note that it is all three bureaus, not the middle score, so one weak bureau stops it.

Will this show up on my personal credit and hurt my mortgage approval?

The card program reports only to the business, so the balance stays off your personal credit report. That protects the debt-to-income ratio used on your next mortgage. Confirm the reporting treatment for the term loan before you draw on it if you have a purchase coming.

How fast is the money available?

The term loan funds in roughly 7 to 15 business days, with full liquidity immediately once funded. There are no upfront fees and no down payment on either program.
