Home equity line of credit · Orange County
HELOC. Keep your low first mortgage.
A HELOC lets you borrow against your equity without touching the first mortgage you worked hard to get. I compare HELOCs across 175+ lenders and show you the side-by-side.
You got your first mortgage when rates were somewhere between 2.5% and 4%. Now you want $150,000 for a kitchen, an ADU, a kid's tuition or a pile of credit card balances. Refinancing the whole house to get that cash means giving up the low rate on every dollar you already owe. A HELOC does something different. It adds a line of credit behind your first mortgage and leaves the first loan alone.
How a HELOC works when your first mortgage is the good one
A home equity line of credit is a revolving line secured by your house. You get approved for a maximum, draw what you need, pay it down and draw again. You pay interest only on what you've actually used, not on the full line.
Think of your first mortgage as the engine you already paid to rebuild. A cash-out refinance swaps the engine. A HELOC bolts on a second fuel tank. For a lot of Orange County owners sitting on a low first mortgage, the second option costs a lot less.
One credit union, one HELOC. I compare 175+ lenders.
Credit unions own a lot of the search results for "HELOC Orange County," and many of them run fine programs. But when you walk into one, you get that institution's HELOC. One CLTV limit. One draw term. One fee schedule. One answer.
As a HELOC broker, I compare lines from more than 175 lenders. They differ in ways that matter to you:
- How high a combined loan-to-value they'll go
- The biggest line they'll write
- How long the draw period runs
- Whether you can lock part of the balance at a fixed rate
- How they value the home (full appraisal or an automated valuation)
- Whether they'll lend on condos, second homes or rentals
I put the options side by side, with the terms, fees and APR on each. If your credit union or your own bank has the better line, I'll say so, and you keep it.
Why a broker who used to be a banker
I spent seventeen years at Chase, most of it as a Senior Home Lending Advisor and the last three running a Southern California home lending team. I watched how HELOC files get decided from the inside, and I watched good borrowers get turned down because their situation didn't fit the one product on the shelf. A bank can only lend its own money on its own terms.
That's why I'm a broker now. Banker turned broker is a useful combination for a second lien, because HELOCs are where lender rules vary the most. One lender stops at a certain CLTV, another goes higher. One wants a full appraisal, another uses an automated value. One won't touch a condo with a pending HOA lawsuit, another will.
What that means for you:
- I know how the underwriting desk reads your file, because I sat on that side of it. I can usually spot the problem before the lender does.
- I compare instead of pitch. You see several lenders' terms next to each other.
- If your current deal wins, you'll hear it from me. Fifteen minutes, no pressure.
How much can you borrow? CLTV in plain math
Lenders size a HELOC with combined loan-to-value, or CLTV. Add your first mortgage balance and the new line, then divide by the home's value.
Illustration: your Yorba Linda home is worth $1,000,000 and you owe $450,000 on the first mortgage.
- At an 85% CLTV cap, total borrowing tops out at $850,000. Subtract the $450,000 first, and the line could be up to $400,000.
- At a 90% cap, the ceiling is $900,000, so the line could be up to $450,000.
Those are ceilings, not promises. 85% and 90% are common limits, and plenty of lenders stop lower, especially on bigger lines or condos. Your credit score, income, debt-to-income ratio and the lender's maximum line size all get a vote. The full checklist is in my guide to HELOC requirements in California.

Taxes, insurance and the rest (edit anything)
Tax rate defaults to 1.1%. Orange County tract homes often run higher once Mello-Roos is added, which is why it has its own box.

Draw period vs. repayment period
Most HELOCs have two phases. During the draw period, often 10 years, you can borrow against the line, and many lenders only require interest on what you've used. During the repayment period, often up to 20 years, the line closes to new draws and the balance pays down with principal and interest.
That switch is where people get surprised. An interest-only payment can jump sharply when principal kicks in. If you're already in year eight or nine, read what happens when the HELOC draw period ends before the letter from your lender shows up.
A quick way to size the interest: every 1 percentage point on $100,000 is about $83 a month. Run your own figures with the HELOC payment calculator.
Variable rate or fixed-rate draws
A traditional HELOC is variable. The rate is usually the prime rate plus a margin, so when prime moves, your payment moves. That's fine for a balance you plan to pay off quickly. It's riskier for a big balance you'll carry for years.
Some lenders let you lock a draw at a fixed rate. The West Capital Lending Digital HELOC works that way: each draw gets its own fixed rate, and a later draw can carry a different one. It also skips the traditional appraisal and runs online. The details are on the Digital HELOC page. If you'd rather see your offer yourself first, you can start it here.

Start my Digital HELOCHELOC for debt consolidation: the math and the risk
Using a HELOC for debt consolidation can make sense. Credit card interest usually runs far above home equity pricing, so moving $60,000 of card balances onto a line secured by your home can cut the monthly interest by a lot.
Here's the part nobody puts on the billboard. Card debt is unsecured. A HELOC is secured by your house. If the cards fill back up, you now owe both, and one of them has a lien on your home. Stretching a balance you'd have paid off in five years across a 20-year repayment period can also mean more total interest, even at a lower rate.
It works when three things are true: the spending that created the balances has stopped, you have a payoff plan for the line, and the payment fits even after the draw period ends. If those aren't true yet, I'll tell you to wait.
Orange County details that change the answer
Long ownership means big equity. A lot of North OC owners bought in Yorba Linda, Placentia or Anaheim Hills 15 or 20 years ago. Their first mortgage is small or paid down, and the house is worth several times what they paid. That's why a HELOC is often the cleanest way to fund an ADU. See my guide to ADU financing in Orange County.
Jumbo first mortgages. In 2026, a one-unit first mortgage in Orange County up to $1,249,125 can still be a conforming high-balance loan. Above that, it's jumbo. If your first is jumbo and has a low rate, refinancing the whole thing for cash means repricing a very large balance. Keeping it and adding a HELOC leaves it alone.
Fire-zone insurance in the hills. Homes in the higher-risk fire areas of Yorba Linda, Anaheim Hills and the canyons have had a harder time keeping standard homeowners coverage, and some owners have moved to the California FAIR Plan. Lenders require adequate hazard insurance on a HELOC too, and some look harder at how that coverage is structured. Have your declarations page handy.
HELOC, cash-out refinance or home equity loan?
Three tools, one house, three very different shapes. This is the comparison I draw on a napkin about twice a week.
| HELOCSecond lien, revolving | Cash-out refinanceNew first mortgage | Home equity loanSecond lien, lump sum | |
|---|---|---|---|
| Your first mortgage | Untouched. Same rate, same payment. | Replaced by a new first mortgage. | Untouched. Same rate, same payment. |
| How the money arrives | A line you draw from, again and again. | One lump sum at closing. | One lump sum at closing. |
| Rate | Usually variable; some lenders fix each draw. | Fixed or ARM on the whole new balance. | Fixed for the full term. |
| You pay interest on | Only what you have actually drawn. | The entire new loan balance. | The full amount, from day one. |
| Payment shape | Often interest-only while you draw, then principal and interest. | One principal-and-interest payment. | Level principal and interest from the start. |
| Closing costs | Often light, and some lenders cover them on smaller lines. | Full refinance costs, on the whole balance. | Usually between the other two. |
| It wins when | Your first mortgage rate beats today’s and you want flexibility. | Your first rate is already high, or you want one fixed payment. | You want a fixed lump sum and will not touch the first. |
Structures, not prices. Rates, fees, draw terms and combined loan-to-value limits vary by lender and program, and nothing here is a quote or a commitment to lend.
Sometimes the cash-out refinance wins, for example when your first mortgage rate is already high or you want one fixed payment. I lay out that math in detail in HELOC vs. cash-out refinance.

Questions people ask
Can I get a HELOC without refinancing my first mortgage?
Yes. That's the whole point of a HELOC. It's a second lien that sits behind your existing first mortgage, so your first loan, its rate and its payment stay exactly as they are.
How much can I borrow with a HELOC in Orange County?
Lenders cap your combined loan-to-value (CLTV), which is your first mortgage plus the new line, divided by the home's value. 85% and 90% are common ceilings, but they aren't promises. Your credit, income, debt-to-income ratio and the lender's maximum line size all set the final number.
What's the difference between a HELOC broker and my credit union?
A credit union offers its own HELOC, one set of terms from one lender. As a HELOC broker I compare lines from 175+ lenders: CLTV limits, line sizes, draw terms, fixed-rate options and fees. If your credit union's offer wins, I'll tell you to take it.
Is a HELOC a good idea for debt consolidation?
It can cut the interest you pay on high-rate cards, but it turns unsecured debt into debt secured by your home. If the balances come back, you've made things worse. It works when the spending that created the debt has stopped and there's a plan to pay the line down.
What happens when the HELOC draw period ends?
You stop drawing, and the balance starts paying down over the repayment period, usually with principal and interest. The payment can rise noticeably, especially if you paid interest only during the draw. Plan for it a year or two ahead.
