What went wrong and how to fix it
Why Self-Employed HELOC Applications Get Denied
Six reasons cover almost every denial I see. Most of them are fixable, and several are not really about you at all.
A denial is one lender applying one set of guidelines. It is not a verdict on whether you can borrow.
Always ask for the adverse action notice. It is legally required and it names the actual reason. Without it you are guessing, and guessing wastes months.
Here are the six reasons I actually see.
1. They read line 31 and stopped
The most common by far.
The bank took the net profit off your Schedule C and never applied the add-backs. Depreciation, business use of home, amortisation, one-time expenses — add those back and the same return often supports the line comfortably.
The fix: have the income recalculated properly. This costs nothing and often changes the answer outright.
2. Business debt counted against you personally
You signed personally for a business loan, a vehicle, or a line of credit. It is on your credit report, so it went into your debt-to-income ratio — even though the business pays it.
The fix: twelve months of cancelled checks or business bank statements showing the business made every payment from business funds. That removes the payment from your ratio entirely. It is a documented, standard exclusion, and plenty of loan officers do not know it exists.
3. The automated valuation came in low
Many HELOCs use an automated valuation model instead of an appraiser. The model needs recent comparable sales nearby. On an unusual property, a large parcel, or a street with no recent sales, it comes back low or refuses.
A low value means a low CLTV means a small line, or none.
The fix: a full appraisal, or a lender that uses one by default. A digital HELOC is fast precisely because it skips the appraiser — and that is exactly why it fails on unusual properties.
4. Deposits full of transfers
On a bank statement file, underwriters strip transfers between your own accounts. If you move money business-to-personal regularly, your deposit total can be cut in half before anyone applies the expense factor.
The fix: use a twelve-month period with cleaner activity, switch to personal statements only, or move to a P&L-only program where the accounting tells the story instead of the cash movement.
5. Under two years self-employed
Most programs want two years. If you went out on your own fourteen months ago, several lenders stop there.
The fix: if you were an employee in the same line of work immediately before, one-year programs exist. Document the prior employment — that continuity is what makes it work.
6. The lender simply does not write these
Sometimes nothing is wrong with your file. The institution does not have a self-employed product and will not say so plainly. You get a decline that reads like it is about you.
The fix: a lender that does. This is the entire argument for using a broker. One institution has one shelf. I compare 175+ lenders, and the same file that was declined on Monday gets approved somewhere else on Tuesday more often than you would believe.
What to do next
Send me the adverse action notice and the file you already put together. I will tell you which of these six it was, and whether it is fixable this week or needs a few months of preparation.

Questions people ask
Can I reapply after a HELOC denial?
Yes, and often immediately with a different lender. A denial is one lender's guidelines, not a verdict on you. Get the adverse action notice first so you know what to fix.
Does a denial hurt my credit?
The hard inquiry costs a few points and fades. The denial itself is not recorded on your credit report.
What is an adverse action notice?
The written reason a lender must give you for declining. It is legally required and it tells you exactly what to fix. Ask for it every time.
How long should I wait before trying again?
It depends on the reason. A different lender can be same-day. A low appraisal needs a different valuation route. A DTI problem may need twelve months of business payment history.
