HELOC in New Mexico

Reach your equity and keep your first mortgage. I am licensed in New Mexico and I shop this across 175+ lenders.

If you locked a low first mortgage, a HELOC is how you reach your equity without touching it. It is a second lien. Your first mortgage does not move.

What that is worth in New Mexico

Median ZIP value here is $282,082. A homeowner at that value who owes about 45% of it has roughly $98,728 of reachable equity at 80% combined loan-to-value, and more if the lender goes to 85% or 90%.

Values are up 1.5% over the past year, so that number is larger than it was.

How the limit is set

Combined loan-to-value is everything. Add your first mortgage and the new line, divide by the value. 80% is common, 85% is available, 90% exists for strong credit. The line is a limit, not a balance — you pay interest only on what you actually draw.

Draw period, then repayment

Most lines give you ten years to draw, interest-only, then twenty years to repay principal and interest. The payment jumps at that switch, and nobody warns you. Know the date before you sign.

Where I shop it

One credit union has one HELOC. I compare 175+ lenders, and the differences are real: some cap at 80% and some go to 90%, some charge for the appraisal and some waive it, some fund in days and some take six weeks.

Questions people ask

Do you write heloc in New Mexico?

Yes. I am licensed in New Mexico under NMLS #487617 and I shop this program across 175+ lenders rather than offering one lender's version of it.

What is the median home value in New Mexico?

About $282,082 across 153 ZIP codes, from Zillow's public home value index as of 2026-08-31. Your own ZIP may be well above or below that.

How do I start?

Send me your numbers or book fifteen minutes. No credit is pulled to start and there is no application to get a comparison.

Do I need to live in New Mexico to use this?

No. The property has to be in a state I am licensed in. Where you live does not matter, and a good share of my New Mexico files are for people who live somewhere else.

How many lenders do you actually compare?

175+. A bank can only offer its own product, so if you do not fit it you hear no. I put the ones that fit side by side with the APR on each, and if your current deal already wins I will tell you.

What does it cost to talk to you?

Nothing. I am paid when a loan closes and the compensation is disclosed on your Loan Estimate. If the answer is to keep what you have, it cost you fifteen minutes.
