Mortgage Denied After Pre-Approval

A pre-approval is not a commitment. Here is what changed between then and the denial, and which of it you can still fix.

A pre-approval says: based on what you told us and a credit report we pulled, you look like you qualify. Underwriting then verifies every piece of it. A denial means something did not survive verification.

Here is what actually causes it.

1. You opened new credit

The most common one by a distance. A car, a furniture plan, a store card at the till. It raises your debt-to-income ratio and it re-scores your credit.

Lenders re-pull credit within days of closing. That is specifically designed to catch this.

The fix: pay it off and document it, or wait and re-apply. Do not open anything between pre-approval and funding. Nothing.

2. Your income was verified differently than you described

Commission, bonus and overtime are averaged, usually over two years. If you quoted your current run rate and the two-year average is lower, the number shrinks.

For self-employed borrowers it is the opposite problem: the return shows net profit after every write-off. See how lenders calculate self-employed income.

The fix: add back what should be added back, or move to a bank statement program that reads deposits instead.

3. You changed jobs

Even a better job. Lenders verify employment days before funding, and a new role means a probation period, unverified income, and often a restart of the two-year history test.

The fix: if the new job is the same line of work and salaried, many lenders will use an offer letter plus one pay stub. If it is a switch to self-employment, the file usually has to wait.

4. The appraisal came in low

Not your fault and not about you. If the value comes in under the contract price, the loan-to-value moves and the loan shrinks.

The fix: renegotiate, bring more cash, or challenge the appraisal with comparable sales the appraiser missed. A second appraisal at a different lender is sometimes the cleanest route.

5. Undocumented deposits

A large deposit with no paper trail reads as borrowed funds, which would be undisclosed debt. Underwriters ask about anything unusual.

The fix: paper trail everything. A gift needs a gift letter and proof of transfer. Selling a car needs the bill of sale.

6. A lender overlay, not an agency rule

This is the one nobody explains. Fannie Mae might allow a 50% debt ratio; the lender applies its own stricter ceiling of 45%. That extra rule is an overlay, and it belongs to the institution, not the program.

The fix: a different lender with different overlays. Same file, same borrower, different answer. This is the entire argument for a broker.

7. Something on title

A lien, an unreleased mortgage from a previous owner, a boundary problem, an unpermitted addition. These surface late because title work happens late.

The fix: usually solvable, usually slowly. Start the moment you hear about it.

What to do first

Get the adverse action notice. It is legally required and it names the reason. Without it you are guessing.

Then send it to someone who can read it. Three of the seven above are fixable in a week. One of them is not about you at all.

Questions people ask

Can a lender deny a loan after pre-approval?

Yes. A pre-approval is a conditional opinion based on what you told them and a credit pull. Underwriting verifies all of it, and anything that moved in between can change the answer.

How late can a mortgage be denied?

Up to the day of funding. Lenders commonly re-pull credit and re-verify employment within 72 hours of closing, which is why new debt in the last fortnight is so dangerous.

Does a denial stop me buying the house?

Often not. A denial is one lender applying one rulebook. If the reason is an overlay rather than an agency rule, a different lender may write the same file unchanged.
