Bank Statement Loans in Arizona
Qualify on deposits instead of tax returns. I am licensed in Arizona and I shop this across 175+ lenders.
Tax returns are written to show the smallest profit that is legal. That is good accounting and it is terrible mortgage paperwork. A bank statement loan skips the returns and reads your deposits instead.
At Arizona's median ZIP value of $388,802, a 20% down purchase is a loan around $311,041. To qualify that on tax returns a lender usually wants to see roughly $8,553 a month of net income after every write-off. Most self-employed people in Arizona do not show that on paper. Their deposits tell a completely different story.
How the deposits are read
I send 12 or 24 months of business or personal statements. The lender totals the deposits, applies an expense factor, and calls the result your income. Personal statements are usually counted at or near 100%. Business statements get an expense factor, often 50%, and a CPA letter or a P&L can lower that factor and raise your income.
Transfers between your own accounts get stripped out, so move money once and label it. One-off deposits — a tax refund, an asset sale, a loan from yourself — are usually excluded too.
What it costs
You pay for the flexibility. Expect a rate above a conventional loan, and expect to put more down. That is the trade. The question is never "is this the cheapest loan" — it is "is there any loan at all", and for a lot of business owners in Arizona this is the one that exists.
Who it fits here
Phoenix-Mesa-Chandler and Tucson are full of people this was built for: contractors, restaurant owners, agents, consultants, anyone paid through their own company. If you have two years of self-employment and clean deposits, this usually works.

Questions people ask
Do you write bank statement loans in Arizona?
Yes. I am licensed in Arizona under NMLS #487617 and I shop this program across 175+ lenders rather than offering one lender's version of it.
What is the median home value in Arizona?
About $388,802 across 300 ZIP codes, from Zillow's public home value index as of 2026-08-31. Your own ZIP may be well above or below that.
How do I start?
Send me your numbers or book fifteen minutes. No credit is pulled to start and there is no application to get a comparison.
Do I need to live in Arizona to use this?
No. The property has to be in a state I am licensed in. Where you live does not matter, and a good share of my Arizona files are for people who live somewhere else.
How many lenders do you actually compare?
175+. A bank can only offer its own product, so if you do not fit it you hear no. I put the ones that fit side by side with the APR on each, and if your current deal already wins I will tell you.
What does it cost to talk to you?
Nothing. I am paid when a loan closes and the compensation is disclosed on your Loan Estimate. If the answer is to keep what you have, it cost you fifteen minutes.
