Manufactured and Barndominium Loans in Alaska

Permanent foundation, titled as real property. I am licensed in Alaska and I shop this across 175+ lenders.

Manufactured and mobile homes are financeable. Most lenders say no because it is easier than learning the rules, not because the loans do not exist.

What makes it work

The home has to be on a permanent foundation, titled as real property rather than as a vehicle, and on land you own. Get those three right and conventional, FHA and VA financing are all available.

Pre-1976 homes are the hard case — that is when the HUD code started — but there are lenders who will still write them.

Why it matters in Alaska

The median ZIP value here is $356,538, and the cheapest tenth of ZIPs sit near $264,928. Manufactured housing is a large share of what is actually affordable at that bottom end.

Financing it properly instead of with a chattel loan is usually worth several points of rate.

Barndominiums and unusual builds

A barndominium — a steel or post-frame building finished as a residence — is financeable too, as long as it appraises as a residence and there are comparable sales. The appraisal is the whole game on these.

Send me the details and I will tell you quickly whether it works.

Questions people ask

Do you write manufactured and barndominium loans in Alaska?

Yes. I am licensed in Alaska under NMLS #487617 and I shop this program across 175+ lenders rather than offering one lender's version of it.

What is the median home value in Alaska?

About $356,538 across 50 ZIP codes, from Zillow's public home value index as of 2026-08-31. Your own ZIP may be well above or below that.

How do I start?

Send me your numbers or book fifteen minutes. No credit is pulled to start and there is no application to get a comparison.

Do I need to live in Alaska to use this?

No. The property has to be in a state I am licensed in. Where you live does not matter, and a good share of my Alaska files are for people who live somewhere else.

How many lenders do you actually compare?

175+. A bank can only offer its own product, so if you do not fit it you hear no. I put the ones that fit side by side with the APR on each, and if your current deal already wins I will tell you.

What does it cost to talk to you?

Nothing. I am paid when a loan closes and the compensation is disclosed on your Loan Estimate. If the answer is to keep what you have, it cost you fifteen minutes.

Let’s look at your numbers
